Townhouse with or without condo fees?

First-time buyers often want to avoid condo fees — here’s the honest pros-and-cons before you rule them out.

The case for condo fees

Condo fees get a bad rap, but they buy predictability: when the board covers exterior maintenance, there’s a reserve fund in place for the day you’d otherwise be writing a big cheque for a new roof or windows. Your big-ticket expenses become a known monthly number.

The case against

On the flip side, you’re paying every month whether or not you use the services, and you have less direct control. For some buyers that trade-off isn’t worth it — which is exactly why it’s worth thinking through rather than dismissing.
