Buying a home in Sherwood Park
Big-suburb amenities with its own identity
Sherwood Park is a large, family-oriented community just east of Edmonton in Strathcona County — one of Jay’s favourites, and a regular stop in our bedroom-communities series.

What Sherwood Park is like
In our video on it, Jay calls Sherwood Park an amazing community — lots of green space and pond views, with the amenities of a small city minutes from Edmonton and the Henday. Though it runs like a city, it’s technically a hamlet, and locals wear that quirk proudly.
We focus on new construction there (the examples work from a resale angle too). To put it in context, we compare against an Edmonton baseline of around $559,000 for a three-bedroom, double-garage home when we filmed — and show where Sherwood Park lands against it.
Who it suits
Families and move-up buyers who want new construction, green space and amenities without giving up an easy Edmonton commute.

Jay’s builder’s-eye take
Jay Lewis · RE/MAX Excellence
The newer neighbourhoods have plenty of recent construction — I look past the show-home finishes at how each builder actually framed and finished the home, which varies more than buyers expect within the same street.
